Smithshomes has properties of various sizes in Birmingham. We have been successfully letting properties to students for over 17 years. Our properties are close enough to walk to Birmingham University. Gardens are maintained for free.

We house groups of 3 or 5 students. 

Our properties are professionally managed so you can call into our agents offices with any problems. A deposit is required at the time of signing the lease. This is held by mydeposits MyDeposits.co.uk which is a government-authorised tenancy deposit protection scheme. It is designed to enable landlords and letting agents to take and hold a deposit for the duration of the tenancy. Rent is paid in advance. An Assured Shorthold Tenancy (example opens as pdf file) yearly lease is signed by all tenants. This is renewable if you want to stay another year.

Houses have been redeveloped as student lets with neutral decoration, dark hard wearing carpets throughout (no noisy laminate floors), fire retardent furniture, fire doors and alarms.

Kitchen ..Modern fitted units with built in ovens, cooker hoods, hobs. We like to provide a tall fridge freezer and extra fridge wherever space allows. Corgi certificates obtained yearly. One 4 bed has a dishwasher.

Washing .. We provide a washing machine (and a tumble dryer if space allows). 

Bathrooms .. New bathrooms have been put into most properties with a second wherever space permits.

Bedrooms .. Each room should have a bed, shelves, wardrobe, drawers, desk and chair as a minimum. Nets at windows for privacy and curtains for warmth. Bedrooms have locks on doors.

Lounge .. Comfy seating wth coffee table, TV point and aerial. Cable TV and broadband available in properties but you need to take out your own contract with  Virgin Media.

Gardens .. Most properties have a garden and some have patios and barbeques, one has a conservatory. 

Bills ..for most of our houses bills are not included in Rent and you should budget around £5- £10-£15 extra each a week (according to useage). However our agents Broadcourt offer a bill paying service.

ADVICE... Watch the video below for advice on househunting from the Guild of students. Its Impartial and contains very good advice especially checking that HMO certificates are current. We also agree about taking your time to decide but our houses usually let before end of Jan as we keep quality up, prices down and meet the requirements of our tenants.
